An electrical safety inspection is a documented evaluation of what is really installed in a building: the service and panel, the branch circuits, the grounding and bonding, the devices, and the physical condition of all of it. It is not a code-enforcement inspection — that is the county’s job, on permitted work. This is an independent assessment you commission because you are about to make a decision that depends on the answer.
We inspect houses and small commercial buildings across Middle Tennessee, from Nashville and Bellevue out to Franklin, Brentwood, Mt. Juliet, Hendersonville, Gallatin and White House. Most inspections take a couple of hours and end with you knowing three things: what is safe, what needs attention now, and what can reasonably wait.
What gets looked at
- The service and meter base — capacity, condition, weatherheads, masts and clearances, and whether the service is sized for how the building is now used rather than how it was used in 1978.
- The panel, cover off. Breaker types and whether they belong in that panel, double-tapped breakers, torque and terminations, evidence of heat, corrosion, moisture ingress, and known-problem panel types where they turn up.
- Grounding and bonding — electrode, conductor, water-pipe and gas bonding. This is the least visible part of a system and one of the most consequential.
- Branch circuits and wiring methods, including knob-and-tube, aluminium branch conductors, ungrounded receptacles, undersized conductors, and connections made outside a box.
- Devices and protection: GFCI protection where it is now required, AFCI protection, testing of what is installed, receptacles that are reversed, loose, or no longer gripping.
- Smoke and carbon monoxide alarms — presence, placement and age.
- A written summary listing what we found, with the safety-critical items separated from the housekeeping so the list is usable rather than alarming.
When an inspection is worth commissioning
- You are buying. A general home inspection is broad by design; it will flag a panel that looks wrong and rarely tells you what it will cost to put right.
- You are selling and would rather find the problems yourself than discover them in a negotiation.
- You have just bought an older property and want a baseline before you start spending.
- Your insurer has asked questions about the wiring, the panel type or the age of the system.
- The house has had visible amateur work — junction boxes in odd places, mixed wiring vintages, an outlet added off the back of another outlet.
- You are planning a renovation and need to know what the existing system can support before an architect designs around it.
- Nothing is wrong, and it has been a decade or more. Connections loosen, heat cycles, rodents chew, and the system quietly drifts away from what it was when it was installed.
How the visit runs
We look at the whole system before commenting on any part of it, because individual findings mislead. A scorched breaker means one thing on an otherwise tidy panel and something quite different on a panel with four other symptoms.
We work from the service in: meter and service conductors, then the panel with the cover off, then grounding and bonding, then a circuit-by-circuit walk of the building with the devices tested as we go. We photograph what matters. You are welcome to follow us round — most people learn more in that hour than from any document, and we would rather explain it standing in front of it.
Afterwards you get the written summary, sorted by urgency and in plain language. Where something needs doing we will tell you what it involves, and if you would rather have somebody else do it, the report is yours and it is written to be useful to whoever you hand it to.
