Forest Hills is almost purely residential, and that single fact governs the electrical work here. There is no commercial strip, no industrial land and very little that is not a house on a large wooded lot. Everything we do in this city happens inside somebody’s home or on their grounds, which sets the tone: the work has to fit around the people living there, and it has to leave the place tidy.

The other governing fact is the terrain. Steep, wooded, generously sized parcels with long private driveways and mature canopy overhead — beautiful, and hard on electrical infrastructure in specific and predictable ways.

About Forest Hills

Forest Hills is a small satellite city inside Davidson County, incorporated in the 1950s, lying between the southern edge of Nashville and the Williamson County line. Like its neighbours it kept a separate municipal identity through the consolidation of city and county government.

Zoning here has always favoured large lots and low density, which is why the city has retained so much of its tree cover and why the road pattern follows the contours rather than a grid. Radnor Lake and its surrounding natural area lie along the eastern side, and the general character throughout is wooded hillside.

The housing runs from mid-century construction — much of it architecturally interesting — through custom building of every subsequent decade, with a constant programme of renovation, addition and replacement. There is no single vintage to generalise about, which means every property genuinely has to be looked at.

Long lots, long runs

The distances involved on a large parcel change the engineering. A run from the panel to a detached garage, a gate, a pool house or the far corner of a lot can be substantial, and voltage drop over that distance becomes a design factor rather than a footnote. Undersized conductors on a long run produce equipment that underperforms and connections that run warmer than they should.

Feeds to separate structures need proper treatment: correct feeder sizing, correct grounding and bonding at the second building, a disconnecting means, and methods appropriate to a buried or exterior route. Older feeds to garages, sheds and outbuildings around here frequently predate the current rules.

Driveway and pathway lighting is close to universal, because these driveways are long, curved and dark. Landscape lighting systems installed years ago tend to fail in a familiar sequence — landscaping cuts a buried cable, transformers age out, the last fixtures on a long run dim noticeably — and when several faults appear at once, rebalancing the layout beats another patch.

Trees, storms and staying powered

Heavy tree cover over overhead distribution is the single biggest reliability issue in this city. Storms bring limbs down, and restoration in a low-density wooded area with private drives is not fast.

Standby power is therefore a common conversation. For a portable generator, the correct arrangement is a permanently installed inlet with a mechanical interlock at the panel, which physically prevents the generator and the utility supply from ever being connected at the same time. Improvised cords with plugs on both ends are dangerous to line workers and to the household, and we will not fit anything of the kind.

For properties with permanently installed standby equipment, the electrical questions are about the transfer arrangement and the circuit selection: which loads are covered, whether that selection still matches how the house is used, and whether the equipment is genuinely exercised.

Surge protection at the service entrance belongs in the same discussion. Outages in wooded areas often come with rough restorations, and the damage frequently shows up in electronics rather than in anything obvious.

Houses that have grown

Very few properties here are as originally built. Additions, converted garages, finished lower levels, sunrooms, pool houses and studios accumulate over decades, and each one was wired at the time by whoever did that project.

The result is a house with several electrical vintages inside it. A mid-century core with original devices, a 1980s addition, a 2000s kitchen and a recent outbuilding, all fed from a panel that has been swapped at least once and possibly extended with a subpanel that nobody has documented.

Where that has happened, the useful first step is not a repair but an assessment: opening the panel, tracing what feeds what, checking grounding through the different sections, and producing a written list of what genuinely needs attention versus what is simply old. That turns a vague worry about an older house into a scope of work that can be prioritised and staged, which is almost always the cheaper route.

Working in an occupied house

Because there is essentially nothing here except homes, every job is a job in somebody’s living space. That is not a complication to be managed around; it is the normal condition of the work, and it sets how we operate.

We agree the disruption in advance — which circuits go dead, for how long, whether the refrigerator or the internet is affected, and what time of day suits the household. Where a wall or ceiling has to be opened, the position and size are agreed before anything is cut. Dust sheets go down, routes stay tidy, and floors get swept before we leave.

We also look before we price. That means opening the panel, testing what is happening rather than assuming it, and stating the scope up front. If we find something you did not call about — a double-tapped breaker, a connection running warm, a circuit with no ground — you hear about it then, along with an honest view of whether it is urgent or can reasonably wait.
